Every other property platform stops at the lease and the rent ledger. The gate allow-list, the guard's clipboard, and the visitor pass live in a separate system (or on paper). DwellPort threads them together.

The lease decides who's let in

Active lease → plate enters the allow-list. Move-out date → access expires automatically. Eviction filed → access suspended. No spreadsheet sync, no lag, no awkward conversations at the gatehouse.

Residents drive in. Guests are pre-registered.

Residents register their plates in the tenant portal — ANPR recognizes them in under a second. Guests get a time-boxed pass with a QR code and a plate. When they arrive, the gate opens. Industry-typical 95–99% match on clean plates.

Maintenance tickets that route themselves

A leak reported in the portal becomes a ticket assigned to the right vendor, with a budget approval workflow, photo evidence, automatic SLA tracking, and a guest pass for the plumber's truck — generated automatically.

Why DwellPort exists

The legacy stack — a PMS, a gate vendor, and a spreadsheet bridging them — was never going to scale.

Most gated communities run DwellingLIVE or GateAccess.net for visitors, Buildium or AppFolio for the back office, and a property manager stitching the two together by hand. We built one platform instead.

Property managers responsible for gated communities, HOAs, condo associations, and larger multifamily buildings carry a legacy stack that wasn't designed to talk to itself. The PMS holds the ledger.
