Gated HOAs & condos
Communities that today run a PMS plus DwellingLIVE or GateAccess.net plus an accounting tool. DwellPort collapses the three into one.
For gated communitiesDwellPort is the only property-management platform that runs your leases, rent, accounting, maintenance tickets, tenant portal, and the smart entry gate on the same system. ANPR lets residents drive in. The portal lets them register a guest. The lease decides who's allowed.
Migration from Buildium, AppFolio, or Yardi included. ANPR cameras supported on day one.

The seam we close
Every other property platform stops at the lease and the rent ledger. The gate allow-list, the guard's clipboard, and the visitor pass live in a separate system (or on paper). DwellPort threads them together.
Active lease → plate enters the allow-list. Move-out date → access expires automatically. Eviction filed → access suspended. No spreadsheet sync, no lag, no awkward conversations at the gatehouse.
Residents register their plates in the tenant portal — ANPR recognizes them in under a second. Guests get a time-boxed pass with a QR code and a plate. When they arrive, the gate opens. Industry-typical 95–99% match on clean plates.
A leak reported in the portal becomes a ticket assigned to the right vendor, with a budget approval workflow, photo evidence, automatic SLA tracking, and a guest pass for the plumber's truck — generated automatically.
Per-property GLs, owner statements, 1099-NEC generation (now $2,000 threshold for 2026), bank reconciliation, late fees per state law. Real accounting, not QuickBooks-with-extra-steps.
Why DwellPort exists
Most gated communities run DwellingLIVE or GateAccess.net for visitors, Buildium or AppFolio for the back office, and a property manager stitching the two together by hand. We built one platform instead.
Property managers responsible for gated communities, HOAs, condo associations, and larger multifamily buildings carry a legacy stack that wasn't designed to talk to itself. The PMS holds the ledger. The gate vendor holds the allow-list. The intercom holds the buzzer codes. The maintenance app holds the work orders. The guard holds a clipboard.
Every move-in, every move-out, every eviction, every contractor, every guest requires manual updates in three or four systems. The errors are predictable: a former tenant whose plate is still on the allow-list a month after move-out; a contractor whose pass is still active six months after the job; a guest who shows up and isn't on any list because the resident emailed the gate and not the PMS.
DwellPort is the platform that makes the lease, the ledger, and the gate the same record. One source of truth. One audit trail. One thing for the property manager to keep up to date.
| Legacy stack | DwellPort |
|---|---|
| PMS + visitor system + ANPR + intercom + accounting — five contracts | One platform, one contract, one login |
| Allow-list updated by spreadsheet sync, sometimes weekly | Lease change → allow-list change in real time |
| Guests phone the gate or write their name in a paper log | Resident pre-registers in the portal; ANPR opens the gate |
| Maintenance ticket = email + a contractor pass that nobody made | Ticket created, vendor dispatched, contractor pass issued — automatic |
| Per-user pricing on PMS plus per-door pricing on access | Per-unit/month — no extra fee to plug in the gate |
What's in the platform
DwellPort is one product. The PMS modules cover the table-stakes everything credible PM platforms have. Smart access and visitor management are the modules nobody else has.

Who DwellPort is built for
Communities that today run a PMS plus DwellingLIVE or GateAccess.net plus an accounting tool. DwellPort collapses the three into one.
For gated communitiesAnnual leases, peak move-in weekends, parking enforcement, parent + guest registration. ANPR + guest passes built for the volume.
For student housingClass-A apartments and BTR communities where parking is an amenity. ANPR on the garage gate, ButterflyMX-style intercom integration on the lobby door.
For multifamily"We were managing a 480-home gated community with three different vendors: Buildium for the books, DwellingLIVE for the gate, and an iPad app for inspections. DwellPort replaced all three in 90 days. The board wanted to know why we hadn't done it sooner."
